Located on the Maine, USA/ New Brunswick/Canada border, Casco Bay Island is in the middle of Head Harbour Passage which separates Campobello Island from Deer Island, New Brunswick. At high tide, there are over two miles of shorefront. The surrounding waters of Passamaquoddy Bay and the Bay of Fundy are incredibly rich in nutrients. As a result the region is teeming with life. During the summer months, encounters with whales, porpoises, seals, and bald eagles are practically a daily occurrence.
The island itself is geographically diverse. There are several protected coves, high bluffs, meadows, a marsh, plus many large and small beaches. The interior of the island is a vast, untouched forest of spruce. There is a great variety of other plant life as well, including blueberry and cranberry bushes, raspberries, blackberries, strawberries, and wildflowers.
I began my search for the perfect Maine island in 1978 and know of no other island off the coast of Maine or New Brunswick with more attractive features. Our family has enjoyed every precious minute we have spent on Casco Bay Island since acquiring it in 1993, but now it's time to pass it along.
The cedar log home was built in 1994 and the wharf in 2001. Ample power is provided by the solar photovoltaic panels on the roof, but if the fog comes in for a several days, there's a new Kohler 8.5kw propane generator for backup. Also fueled by gas from the 1,750-gallon liquid propane tank are the refrigerator, tankless hot water heater, clothes dryer, kitchen stove, hot tub water heater (yes, there's a redwood hot tub) and five direct-vent room heaters.
The house was designed for year-round use, and we have comfortably used the house in every month of the year. There is 120 volt AC power and 12 volt DC power throughout the house. The fresh water well is backed up with a reverse osmosis system delivering crystal-clear water to the 330 gallon storage tank.
The first floor of the custom cedar-log design from Riverbend Log Homes features a kitchen, dining room, living room, two bedrooms and bath. Upstairs is an open loft overlooking the living area. Total heated inside area on both floors is approximately 1,250 square feet.
Flooring is oak strip downstairs and pine upstairs. All windows are double-paned, with screens on opening windows and opening Velux skylights in the ceiling. The roof is rough-sawn cedar shake shingles from British Columbia. Heat is supplied by propane-fueled wall heaters and a contemporary Jotul woodstove.
There is a full kitchen, with refrigerator, range/oven, dishwasher, and disposal. The bathroom has a custom glass shower, sink and toilet.Downstairs in the partial basement is the hot water heater and full-size washer and dryer, together with the solar electrical system, water system, and hot tub pump/filter. The house is offered completely furnished.
Outside are two large outdoor decks (newly surfaced in 2011) with a recessed redwood hot tub and a screened porch.
The house sits high on the island, overlooking Head Harbour Passage, with views to the famous East Quoddy Head lighthouse on Campobello, and the towns of Lubec and Eastport, Maine. Telephone service is available from both US and Canadian cellular companies, while broadband internet service is also available from both US (wireless) and Canadian (satellite) providers.
In addition to simply relaxing and taking in the unspoiled beauty of this place, there are ample opportunities for other activities, such as boating, skin diving, kayaking, and hiking on the roads and trails. Included with the island is a boat and two all-terrain vehicles. The boat is a 22.5-foot all-fiberglass boat with wheelhouse, trailer, and 90 HP 4-stroke Honda outboard engine.
The ATVs are both Honda 4-wheelers. The boat and ATVs are in excellent running condition, with low hours. There is also a mini-barn, to provide winter protection for the vehicles and other equipment.
Also included is a 3.75 acre shore lot with 238 feet of frontage on protected Head Harbour on Campobello Island--reached by bridge from Lubec,Maine.
