Fox Point Island is a 1.7 acre island on Cathance Lake which comes with its own mainland 27 acre property which overlooks the island with western exposure to capture the beautiful Maine sunsets. The mainland is quite unique as it is set midst 993 acres of timberland owned by a forestry products company, with its own gated two mile private drive with right of way.
Set on one of Maine's premier fresh water lakes, Fox Point Island used to be a point of land prior to the reconstruction of the large lake dam which separated this point. Since the island is not wide enough to have the required 100 foot setback from the water plus additional space for building, it is the perfect location for a campsite.
The mainland offering with its own 2006 authentic log cabin uses lake water, has some solar power and a privy. There is a small outer building for storage and a dock as well as 2,680 feet of lake frontage. This location is ideal for a family who would like to stay in a beautiful log cabin and allow their children to camp out on their own protected island within sight.
The northern portion of the mainland has an additional 1942 built original log cabin which has been running on a year to year land lease for the past 10 years. The seasonal tenant is also allowed access to a short distance of the same private road with right of way allowing both cabins to be sold or rented separately.
Both the island and the mainland property are very private and look out to the conservation area across the lake providing the perfect view of the stars at night as there are no campsites with lights nearby.
